What we do

Nine services in three areas. For each one we prepare the full documentation and follow the case at the cadastre.

Parcel subdivision

When a parcel is divided for inheritance, a partial sale or construction, the new boundaries must be measured, marked and registered. We prepare the subdivision report and follow it until the new parcels appear in the property sheet.

When you need it

  • inheritance and ending co-ownership
  • selling part of a parcel
  • building on part of the land

What you get

  • subdivision report for the cadastre
  • new corner points marked on site
  • case follow-up until registration

Forming an urban parcel

The spatial plan defines the urban parcel, while the cadastre only knows cadastral parcels. We reconcile the two, calculate the parts that form the urban parcel and prepare the report to create it.

When you need it

  • before registering construction
  • when the urban parcel spans several cadastral parcels
  • buying or swapping part of a neighbouring parcel

What you get

  • report aligned with the spatial plan
  • area breakdown by owner
  • documents for the cadastre

Boundary marking

We set out the corner points from official data, mark them with permanent markers and record the procedure.

When you need it

  • before fencing or building near a boundary
  • disagreement with a neighbour
  • before buying land

What you get

  • marked corner points
  • boundary marking record
  • sketch with coordinates

Legalisation surveys

Legalisation needs an accurate survey of the building and its position on the parcel. We survey it, prepare the report and explain the next step in the procedure.

When you need it

  • building built without a permit
  • extension or added storey
  • preparing a building for sale

What you get

  • building survey report
  • floor areas and storeys
  • guidance on next steps

Building survey and registration

After construction the building must be entered in the property sheet. We survey the as-built state and prepare the registration report.

When you need it

  • construction finished
  • building exists on site but is not registered
  • change of footprint or use

What you get

  • as-built survey report
  • registration request
  • case follow-up

Condominium plans

For each flat, shop or garage to have its own owner in the cadastre, the building is divided by floors. We measure separate and common parts and prepare the condominium plan.

When you need it

  • a developer selling flats
  • co-owners splitting a house by floor
  • registering garages and storage

What you get

  • condominium plan report
  • unit floor areas
  • documents for registering unit ownership

Survey plans for design

A design is only as accurate as its base plan. We survey terrain, buildings, utilities and levels, and deliver the plan in the format and scale the designer needs.

When you need it

  • concept and detailed building design
  • roads and infrastructure design
  • reconstruction of an existing building

What you get

  • topographic and cadastral plan
  • DWG and PDF files
  • terrain levels and contours

Removing an encroachment note

An encroachment note blocks sales, mortgages and construction. We review the situation, survey what is needed and prepare the documents for its removal.

When you need it

  • the property sheet carries an encroachment note
  • selling or mortgaging the property
  • preparing to build

What you get

  • review of the cadastral record
  • survey report for the procedure
  • plan of next steps

Property advice

Before you buy, build or divide, we review the documents and the situation on site and tell you what is needed, in what order and how long it takes.

When you need it

  • buying property
  • unclear cadastral records
  • inheritance and dividing property

What you get

  • review of property sheet and plan copy
  • list of required documents
  • procedure plan with timelines
